Description

Kipling Acres Long Term Care is non-combustible construction and is classified as an Ontario Building Code B2 Care and Treatment Occupancy.  The building is designed to meet both LEED Silver and the new City of Toronto Green Standard.  It is a 3-story above grade and partial 1-level below grade construction plus mechanical penthouses above with an approximate total gross floor area of 17,000 m2.  The building uses a combination of cast-in-place concrete, concrete masonry, structural steel and hollow core precast slab systems.  The structure uses poured concrete footings and foundation walls.

The exterior cladding material includes a combination of brick and fibre-cement board and incorporates aluminum window, aluminum curtain wall and aluminum panel with double glazed, gas filled glazing units.

The facility has a combination of flat and sloped roof areas.  Flat sections use an inverted, cold applied liquid roofing membrane system; sloped portions utilize metal clad.  The building contains 50% green roof area using a palletized green roofing system and has the ability to incorporate combination solar Photovoltaic and solar HW on portions of the sloped roofs.

The facility contains two passenger elevators and one service elevator, a laundry chute, a full service central kitchen, serveries on each above grade level and central laundry facilities connected to each floor via laundry chute.

The facility has a full service shipping and receiving area at basement level with access from grade by heated ramp to a raised dock configuration.

The interior floor finishes include resilient sheet goods and vinyl composite tile, anti slip vinyl floors and some carpet.  Wall finishes are typically painted gypsum board.  Ceilings are combination painted gypsum board and acoustic tile.  Millwork elements include wood veneer, plastic laminate and solid surface finishes.  Miscellaneous elements include fireplaces, window blinds, metal lockers, metal toilet partitions and washroom accessories.

Kipling Acres is fully sprinklered.  The major mechanical systems include a combination hot water perimeter heating using runtal type radiators and radiant in-floor heating, roof top air handling units with humidifiers located in the penthouse and rooftop, an air cooled chiller system and a domestic hot water heating system for resident and kitchen / laundry use.  Electrical power systems include an emergency power diesel generator and the electrical low voltage systems include nurse call, fire alarm and security systems.
